Commercial roof warranties are an excellent way to protect your investment in a new roof system. However, there are many options for additional coverages for your roof system that often do not get brought up in discussion when selecting a warranty.
Standard warranties will typically cover the roof system for a certain duration of 5, 10, 15, 20, 25, or 30 years and peak wind speed based on your geographic location. This standard warranty will cover the products from defects or if, upon investigation, the workmanship of the installation is not to the manufacturers’ technical specifications. The design of the roof system and the installation requirements will be determined by the length of the desired warranty. For additional warranty coverage, design enhancements may be required, depending on the type of additional coverage.
Some additional roof system coverages are listed below:
Accidental Cut/Puncture – in standard warranties cuts, punctures, and damage to the roof membrane and system are not covered for the labor or materials to repair. This cost is the owner’s responsibility. This additional coverage option covers these costs in the event of justifiable claim.
Hail Coverage – acts of God or weather phenomenon will not be covered by standard warranties. This coverage option will cover the roof system from hail damage. There are limits to the size of the hail based upon warranty duration and system design.
Overburden – With the rise of plaza paver and vegetative roof systems this additional coverage will cover the labor to remove and reinstall the additional system. If this coverage is not selected, and investigation into a leak or material defect is found to be warrantable, the owner would be responsible for the removal and reinstallation of the overburden.
Total System Warranty – Commercial buildings will require a wide variety of edge metal systems. From gravel stop edge metal to snap on copings with extended fascia. Roof system manufacturers will incorporate these edge metal systems into the roof system warranty. These premanufactured metal systems are engineered and tested to be ES-1 compliant and offer coverages against color fading and wind speed damage.
Increased Wind Speed – With the standard warranty your wind speed coverage is based upon your geographic location but can be increased to cover much higher wind speeds up to 120mph. This will require enhancements to your roof system design, however this may be something to consider if your building location frequently sees high wind events.
Each roof manufacturer has different requirements and names for their additional available coverages. These are basic introductions to the additional offerings from the roof manufacturers. Once you have selected a manufacturer it is best to see what requirements are necessary to meet their design standard for each coverage. Every building and roof design should be individualized to meet that building and owners needs to get the best possible outcome. That may include additional coverages for your warranty. It is best to consider your roof warranty as an insurance policy, additional riders may need to be added to your “policy” to cover the things that are most important to you and your buildings needs.
