Inside the Commercial Roof Installation Process

Step 1: Internal Preparation and Planning 

Like any project, a commercial roof replacement requires lots of planning and prep. During the first stage, your contractor will secure a building permit, provide a certificate of insurance, and then procure material. 

There will also be an internal handoff meeting from Sales to Operations to ensure the scope of work and owner’s expectations have been effectively communicated. Communication is key throughout the process.

Once Operations has control of the project, they will register it with the roof manufacturer. Operations will then review job site hazards and prepare a site-specific safety plan outlining potential dangers and ways to mitigate them. Our project manager will stay in contact with you during this time to ensure you are current on the project schedule.

Step 2: Pre-Construction

During the pre-construction stage, our Project Manager will meet with the building owner representative to review any challenges unique to your building, site logistics, and work hours. They will also obtain color selection for sheet metal components and review interior space for potential hazards and additional site-specific safety protocols.

The Project Manager will then communicate what you should expect regarding noise, dust, and logistics. This step minimizes inconveniences and disruptions and maintains positive relations with those utilizing the building.

Once you’ve set expectations for the roof replacement on your side, the Project Manager will walk the site with our Superintendent. The Project Manager and Superintendent will then review the roof installation guidelines and details, including how weather conditions could impact the production schedule. This will also be communicated to our Project Foreman.

Step 3: Construction

On the first day of construction, we will load materials and equipment and set up safety. Our Project Manager will regularly communicate with the owner’s representative during construction. Again, communication is key.

Our Superintendent will regularly visit to ensure roof installation meets manufacturers’ guidelines, our quality standards, and the owner’s expectations. They will also ensure that crews maintain housekeeping. 

The last day onsite is used to download material and equipment. We will also perform housekeeping and remove all debris and materials that are still present from our activities. 

Step 4: Post-Construction

Once construction is complete, we will arrange an onsite inspection. Our team will walk the roof and grounds with your representative to ensure our final product meets our and your quality standards.

With construction complete, we will also secure the roof manufacturer’s warranty, Danco’s workmanship warranty, and related closeout documents. We will present the necessary documentation certifying these warranties to the owner upon project completion.
